The Inspection Process

Buying a home is not something people do on a daily basis, so for many people the home inspection is not something they are familiar with. This is a brief synopsis of what to expect during the inspection.

What do you get for your money?

• A top to bottom look through of the house you are interested in. 
• A detailed, full color report that covers the entire inspection, beginning to end
• Answers to any questions and concerns that you may have, both during the inspection and at any time after you purchase the home
• Peace of mind knowing that house you buy is safe and secure

What I need from you

When you contact me for a home inspection I will first ask some standard questions about the home:

1. The address and square footage of the home. This will help me familiarize myself with the property before the inspection date. I also need this to give you an accurate quote for the cost of the inspection.
2. The name of the realtor you are working with, and if you know it, the seller's realtor as well. If you are not working with a realtor I will need the contact information of the seller. I use this information to set up the date and time of the inspection, as well as to make sure all utilities are on in the house prior to the inspection.
3. Your email address and phone number. Once we have discussed a potential inspection I will send you an electronic agreement for you to sign, and an electronic invoice for the full cost of the inspection. The contract must be reviewed and signed before the inspection can take place. The invoice can be fulfilled electronically before the inspection, or paid in person at the time of the inspection.

InterNACHI Standards of Practice

Siskiyou Inspections follows the InterNACHI standards of practice, which are a set of guidelines put forth by the International Association of Certified Home Inspectors - one of the most wildly recognized professional home inspection organization in the world. The InterNACHI standards of practice dictate what can reasonably be expected of the home inspector and the client. 

What is an inspection?

A home inspection is all about function and safety. As the Inspector, I will go through the home from top to bottom, looking for areas of concern. I will closely examine all rooms and systems in the house, I will go on the roof, into the attic, and under any crawlspace. Additionally the I will operate the normal controls of the house, to ensure that everything in the home will work for you as it should.

When I inspect a house, I looks for defects in the home that are either unsafe, or not working properly. Every defect that I find is verbally explained to the client (assuming they are present for the inspection) and then presented to the client within 24 hours in a full color, written report with photographs and recommendations.

What is not included in the inspection

A home inspection is done in a limited visual capacity. This means that an inspector does not cut into walls, pull up carpet, or dig through insulation. Areas of a home may be blocked from view or inaccessible without special tools or intensive labor. These areas will be noted as inaccessible, and will not be inspected.

As a home inspector I am not a code inspector, an appraiser, or a contractor. The point of the inspection is not to check for building code violations, assess the value of the home, or determine the cost or scope of repair. As the inspector I am there to alert the home buyer to defects or areas of concern in the home so that they can make a more informed decision about purchasing the home.

It is unethical for an inspector to do any remediation on a property that he or she inspects. To that end, I do not do any work on the houses I inspect. I am happy to recommend different local tradespeople who can offer competent service in their field.
